You just wrapped up a new listing. Paperwork, check! Floor plans, check! Photos, check!

The property looks incredible in person and on paper.

Now you want a listing video for social media.

But here comes the big question: should you be talking on camera, or just let the visuals speak for themselves?

The argument for talking

When done right, appearing and talking in a listing video can:

  1. Show personality and build trust

  2. Highlight key selling points naturally

  3. Give viewers context that photos alone cannot

For example, you can appear in a 30s Instagram clip and include something like, “This living room feels so spacious, it’s perfect for entertaining your friends or throwing a big party on a Friday night”

It can make the space come alive in a way photos often can’t (and in a more memorable way)

The argument against talking in front of the camera

There are cases where sometimes, silence is golden.

A small voiceover or captions can replace live talking, and often:

🔹 It avoids awkward or overly scripted delivery

Let’s face it, not every realtor is a natural on camera, and a stiff delivery can distract buyers more than help.
