Early morning walks with your dog will become more exciting
How to monetize your pet dog (in an orthodox way)
Everybody loves dogs. Especially the little ones that are furry and have googly eyes that get even more attention.
People love to pet them, ask their name, how old they are, and chit chat with the owners a bit.
If you are a pet owner, you can definitely relate to this.
And if you are a pet owner AND a real estate agent, there is an opportunity here that you may be missing. But even if you don’t own a dog, we got some good news for you as well.
As real estate agents, we are always thinking of ways we could reach out to more people. We used to spend hours of our time brainstorming about how we could connect with people. Facebook groups, LinkedIn, private events, gyms…
But the answer was there. A white Maltese dog named Bonnie on her leash, looking at us, waiting to go outside and poop at 7 AM.

Meet Bonnie, the Maltese dog
If Ryan Serhant had a dog
To test this idea, we purposefully went to a park that was further away from the usual spot where Bonnie loves to walk- and it worked. We engaged with so many people.
(Obviously, we did not want to go there as salespeople and just say that we are real estate agents to everyone)
Here’s how we did it without sounding salesy:
🔹 “Ever got that feeling to have more dogs but could not do it because of lack of space?”
🔹 “Cute Labrador, is he that energetic in your house?”
🔹 “Do you also drive your Teckel to the park or do you happen to live nearby and walk her?”
We figured that people are more talkative when they see each other’s dogs regularly and it becomes their friend.
What if I don’t have a dog?
Warning: Please don’t buy a dog for the sake of getting more potential leads! 😅
Since we love dogs, we usually found ourselves giving compliments to other dogs (not around Bonnie of course) and striking up a chat with the owners. People love to talk about their pets.
Here’s what you can do if you don’t own one but come across many in your local park:
🔹 “Nice little dog! Can I pet him or her?”
🔹 “What’s the name of this fluffy dog?”
🔹 “That’s a beautiful breed. How old is he or she?”
After the 3rd encounter, the owners already know us and it becomes much easier and more natural to just chat and find out if the owner of the Teckel at the park is a potential lead or not ;)
Real Estate Meme of the Week

Most Facebook groups need an urgent CPR to revive them
Why real estate groups are dead and how to revive them
Question to the audience: Do you think that real estate groups are a good way to make business in real estate?
While we were part of many and actually were the founders and admins of a couple ones on WhatsApp, Facebook, and Telegram, we now think there should be a different way of doing that properly.
You probably have come across them.
Those local real estate groups on Facebook with THOUSANDS of members who spam them with listings and share their services with another 10,000+ realtors?

What we learned and what can be done
Real estate groups on social media are made for the purpose of promoting business together. But what happens if every post is just a listing announcement? (Spoiler: It’s spam.)
If all the group has to deliver are unengaging posts with 0 likes and 0 comments, then there is a problem.
The purpose is to create value, so allowing the group to become another marketplace doesn’t make sense.
It’s up to the admins to define the rules and help the audience create engaging posts. For example:
Only pocket (off-market) listings allowed – to create more value and not turn into another marketplace.
Encourage realtors to ask for advice or feedback on how to sell a listing.
Post brokers opens or open houses – those are the kind of things that create value.
Make agents introduce themselves as buyer’s agents and post about their buyers’ needs.
Organize multiple showings in a specific area between realtors.
Refer industry professionals like solicitors, property managers, tax advisors, and moving companies.
This is what a well-organized group should look like. It takes a lot of work in the beginning, but eventually, the group will start to run itself and provide more value than a generic “REALTORS IN DUBAI GROUP” with 40,000 members on Facebook where hundreds of listings get posted every day and nothing happens.
A real estate group only works when people connect, not just post.
October is the Perfect Month to Start Your Social Media
Let’s be honest.
You’ve been watching your colleagues grow their LinkedIn pages, post funny Instagram reels and you’re sitting there thinking:
“I should start too… but where do I even begin?”
Exactly. You’re not alone.
Most agents feel this way. We scroll through social media, see another realtor brag about a sold listing with 10,000 views on a Reel, and just freeze.
Starting feels harder than selling a house to someone who desperately wants a “sea view, modern, 4bed under €200k” in Central Lisbon 🌊😂
The good news?
October is perfect. Everyone’s back from holidays, market activity is picking up, and people are online way more (yes, even investors).
This month we’re challenging YOU: start your social media. Not next year, not “when you feel ready.” Right now.
Step 1 – Create your channels
If you don’t already have them:
Instagram
TikTok
YouTube
LinkedIn
Don’t overthink it. Create the profiles, add a decent photo (not your passport photo, please 🙏), and write a one-liner about what you do.
Step 2 – Write down what you actually enjoy
Nobody wants to watch another boring market update.
Take 10 minutes and list:
Topics you enjoy – real estate, architecture, design, expat life, finance, travel
Your hobbies – sports, food, even your dog 🐶
A day in your life – showing houses, coffees with clients, funny office stories
Parts of your work you love – what would you actually enjoy sharing with the public?
💡Pro tip: Mix it up. People follow humans, not robots who sell houses.
Step 3 – Build a mini content plan
Open Notion (yes, it’s the tool of the week 👇)
Drag & drop, add post ideas, and boom - you can see your week at a glance.
Step 4 – Create your first week of posts
Pick 4–5 ideas from your list and put them in Notion.
Done. That’s your first week. Keep going.
Challenge for this week 🚀
Create or actively manage at least 2 social media channels
Write your content topics list
Build your first Notion content calendar
Share your first post (even if it seems awkward at first)
Remember: your first 10 posts will be rough. Your next 20 will be better. After 50, you’ll thank yourself for starting today
And that’s it for today!
We hope you find these tips and tricks useful and can start applying them right away!
In one of the next issues, we asked 3 questions to 3 realtors - one from Europe, one from the USA, and another from Dubai.
We’re so excited to share how differently each agent experiences working in their market, along with some curious insights from each region.
Let us know if you found this content useful - we read every email 😉
See you in the next one!
Alex and Daria
