This week, we want to share another method that caught our attention - and it comes straight from our senior realtor and friend, Sandra, who used it when prospecting in a brand-new neighborhood. And it worked!
People love free stuff.
It’s a simple psychological trick.
When you give someone something unexpected, you create a spark of curiosity and goodwill.
And if you play it smart, that moment can turn into a conversation, a relationship, even a client.
It costs little but can make you a fortune
She wanted to break into new a neighborhood where nobody knew her.
Instead of cold knocking doors, she went to the local coffee shop and made a deal with the owner.
She picked the cheapest item on the menu - a simple espresso and prepaid a batch of them. Each time a customer ordered an espresso, it was on Sandra. Alongside it, the barista handed over her business card.
For just $100, she covered around 50 coffees. By the end of the day, people were not only surprised but intrigued. Several reached out to thank her, and some became leads.
A few even turned into clients.

So, what’s the takeaway?

🔹 They were curious - “Who is this kind realtor Sandra?”
🔹 Some even reached out the same day, thanking her and asking about real estate.

Basic steps to increase your followers by 200%
Last week we talked about the 2 main social media platforms you should use as a realtor and gave you 5+ simple post ideas you can use on LinkedIn.
But the real question is: how do you actually expand your reach?
For quite some time, we were stuck at around 200 followers on social media.
And here’s the thing:
🔹 We made daily content on our pages
🔹 We liked and reposted every real estate-related post we saw
🔹 We tried to be active on ALL platforms at once
That was a mistake. It cost us time - and money.
What we did instead
When we applied the strategy below, we grew to 2,000 followers in less than 6 months. Even better, we secured more than 10 listings in the same period.
Consistency matters, yes. But consistency alone can also waste your time if you don’t know what’s working.
First, learn your numbers:
🔹 How many people engaged with your last post?
🔹 How many comments and likes did it get?
🔹 What was the topic or format of that post?
The 5 steps you can copy
Focus on 1–2 social media platforms that actually bring in money.
Plan and schedule engaging weekly content.
(💡 Pro Tip: Use tools like Buffer to draft and schedule ahead)Send at least 20 new connection requests per day, per platform, with a short custom thank-you message.
Spend 15 minutes daily engaging in expat groups, investment forums, financial journals comment section, or even your favorite hobby groups. Don’t sell, just be helpful.
Comment daily on your new connections’ posts so they see you regularly.
Doing this will gradually increase your reach and grow your social media following.
Be patient and dedicate at least 15 minutes a day to it.
