So, you just got a brand new listing to sell.

You priced it according to the market. Maybe you even staged it. You took nice photos of the house. You put it on the MLS. You shared it on Instagram. You invited some brokers, and…

Nothing.

A few potential buyers trickle in, but most are unqualified. The brokers who stop by do not seem to have the right clients.

Now you are stuck. You do not want to waste time hosting ten more open houses or broker opens with the same result.

To present a property properly, we usually hire a videographer to shoot professional photos and videos. Obviously, no agent is going to pay their own videographer to create content for someone else’s listing.

So how do you make it happen?

One brokers open, one videographer

Here is the move: at your next brokers open, do not just invite agents to view the home. Invite them to create professional content without having to pay for it themselves.

You cover the cost of a videographer for the event. Every broker gets the chance to film a quick property video, professionally shot and edited. Then they can share it on their own social media.

To make things even easier, provide multiple Instagram-friendly scripts they can choose from. This way, they do not have to overthink what to say. They just step in front of the camera, deliver the script, and walk away with polished content they can post immediately.

The results

We used this exact strategy to promote one of our listings.

Instead of walking away with just one video (ours), we ended up with more than 10 different videos created by other brokers, using our scripts, and shared with their audiences.

For many of them, it was the very first real estate video they had ever made for social media. By giving them the opportunity, we helped them start creating content and delivered what they wanted most: professional, ready-to-post material.

Meanwhile, our listing got massive extra visibility without paying for social media ads.

Most listing videos suck

Sound familiar?

Or maybe it goes like this:

“Hey everyone, I’m John from Best Real Estate Agency and today we have the privilege to show you this stunning property in a prestigious location of Miami. Just footsteps away from golden beaches, this is truly a one-of-a-kind opportunity in this market. And for €3.5M, it could be yours.”

We all see these videos every single day. And let’s be honest. They suck.

Why they don’t work

The truth is, buyers are not on Instagram or TikTok searching for properties. They are scrolling for fun. If your video does not grab them in the first second, they swipe.

At best, they follow 1 or 2 realtors. But nobody likes being sold to online.

That is exactly why these “welcome to this stunning property” videos fall flat.

They sound like ads.

And the second something feels like an ad, people tune out.

Who are you really talking to?

This is the question first you need to ask before filming anything: who is this video for?

  1. If it is for a buyer, the job is to sell a lifestyle. Show them how it feels to live there. Coffee on the balcony. Kids running in the garden. Five minutes to the beach.

  2. If it is for a broker, the job is to give them clear facts they can use with clients. Layout. ROI. Neighborhood perks.

Two completely different goals. Two completely different scripts.

The insight

Your video should not feel like every other “just another realtor” intro.

It should feel like you are speaking to one person, with one clear message.

Because once you know exactly who you are talking to, everything becomes easier - the script, the energy, the delivery. And that is how you stop making generic content… and start making videos that actually get watched.
